<br />.. <br /> <br />'J <br /> <br />RESOLUTION NO <br /> <br />NEW iRIGHTON PLAN~ING COMMISSION <br />BOARD OF REVIEW <br /> <br />RESOLUTION MAKING FINDINGS OF FACT AND RECOMMENDING APPROVAL OF <br />A~PtICATION FOR SPECIAL USE PERMIT, SP-88 <br /> <br />WHEREAS, An application for a special use ~ermit ~asbeen <br />made by RCE Corporation to allow the construction of a model <br />unit; and <br /> <br />WHEREAS, The procedural history of the application is as <br />follows: <br /> <br />1. That an application for a .specia1 use permit, SP-88 <br />was filed with the CityonS~ptember 4, 1919. <br />2. That the Board of Review heard and reviewed the <br />application at its regular meeting on September 18,1979. <br />3. The written comments and analysis of the City Planner <br />and all person's statements made at the Board of <br />Review. meeting were considered. <br /> <br />NOW THEREFORE BE IT RESOLVED by the Board ~f Review that <br />the following Findings of Fact are made in resp~ct toSP-88: <br /> <br />1. That the property is presently zoned B-3, General <br />Business and .is proposed to be rezoned to R-2, Two- <br />Family Residential. <br />2 . T hat mod e 1 h 0 me s are perm i t t e d as. a c c e s s 0 r y use sin <br />R-l and R-2zoning districts. <br />3. That this model unit will be similar to a model <br />home and will be constructed in such a manner. <br />4. That the site plan for the mod~l unit makes ~se of <br />the site plan considered for the condominium under the <br />propos~d PRD #27. . <br />5. That the model unit will not have a substantially <br />detrimental affect on adjacent properties. <br /> <br />BElT FURTHER RESOLVED, That the application for SP-88 <br />is hereby recommended for approval subject to the following <br />conditions: <br /> <br />1. That th.e areas along Rice Cr~et Road and the <br />proposed parking lot be landscaped as proposed in <br />PRD #21; <br />2.
