<br />'" <br /> <br />" <br /> <br />or <br /> <br />J <br /> <br />RESOLUTION NO <br /> <br />NEW BRIGHTON ~LANNING COMMISSION <br />BOARD OF REVIEW <br /> <br />RESOLUTION MAKING FINDINGS OF FACT AND RECOMMENDING APPROVAL Of <br />APPLICATION FOR SPECIAL USE PERMIT, SP-88 <br /> <br />WHEREAS~ An application for a special use permit has been <br />made by RCE Corporation to allow the construction of a model <br />unit; and <br /> <br />WHEREAS, Th~ procedural history of the application is as <br />follows: <br /> <br />1. That an application fo~ a speciaT use permit,.SP-88 <br />was filed with the City on September 4, 1979. <br />2. That the Board of Review heard and reviewed the <br />application at its regular meeting on September 18, 197~. <br />3 . The w r i t t e nc 0 mme n t san d ana 1 y s i s of the City P 1 ann e r . <br />and all person's statements made at the Board of <br />Review meeting were considered. <br /> <br />NOW THEREFORE BE IT RESOLVED.byth~ Board of Review that <br />the following Findings of Fact are made in respect to SP-88: <br /> <br />1. <br /> <br />That the property is presently zoned B-3, General <br />Busines~ and is proposed to be rezrinedto R-2, Two- <br />Family Residential. <br />That model homes are permitted as accessory uses in <br />R-l and R-2 zoning districts. . <br />That this model unit will be similar to a model <br />home and will be constructed in such a manner. <br />That the site plan frir the model unit makes use of <br />the site plan considered for the c~ndominium under <br />proposed PRD#27. <br />That the model unit. will not have a substantially <br />detrimental affect on adj~cent properties. <br /> <br />2 . <br />3. <br />4. <br /> <br />5 . <br /> <br />BE IT FURTHER RESOLVED, That the application for Sp-a8 <br />is hereby recommended for approval subject to the following <br />conditions: <br /> <br />1. That the areas along Rice Creek Road and the <br />proposed parking lot be landscaped as proposed in <br />PRD #27; <br />2.
