<br />. <br /> <br />~ <br /> <br />l' <br /> <br />RESOLUTION NO <br /> <br />NEW BRIGHTON PLANNING COMMISSION <br />BOARD OF REVIEW <br /> <br />RESOl~TION MAKING FINDINGS OF FACT AND RECOMMENDING APPROVAL OF <br />AP PLI CAT ION FOR SPEC I AL USE PERM IT, SP -88 <br /> <br />WHEREAS, An application for a special use permit has been <br />made by RCE Corporation to allow the construction of a model <br />unit; and <br /> <br />WflEREAS, The procedural hi~tory of the applicatiori is as <br />follows: <br /> <br />1. That an application for a special use permit, SP-88 <br />was filed with the City on September 4,1979.' <br />2. That the Board. of' Review heard and r'evi ewed the <br />application at its regular meeting on September 18, 1979. <br />3. The written comments and analysis of the City Planner <br />and all person's statements made at the Board of <br />, Review meeting were considered. <br /> <br />NOW THEREFORE BE IT RESOLVED by the Board of Review that <br />the following Find'ings ~f Fact are made in respect to SP-88: <br /> <br />1. That'the property is presently zoned B-3, General' <br />Business and is proposed to be rezoned to R-2, Two- <br />Family R~sidential. ' <br />2. That model homes arepermitt~d as accessory uses in <br />R-l and R-2 zoning districts. <br />3. That this model unit will be similar to a model <br />home and will be construtted in such a manner. <br />4. That the site plan for the model unit makes use of <br />the site plan considered for the condominium under the <br />propose~ PRD #27. <br />5. That the mOdel unit will not have a substantially <br />detrimental affect on adjacent properties. <br /> <br />BE IT FURTHER RESOLVED, That the application for Sp-a8 <br />is hereby recommended for approval subject to the following <br />conditions: <br /> <br />1. That the areas along Rice Creek Road and the <br />proposed parking lot be l~~dscaped as proposed in <br />PRO #27; <br />2.
