<br />RESOLUTION NO <br /> <br />NEW BRIGHTON PLANNING COMMISSION <br />BOARD OF REVIEW <br /> <br />RESOLUTION MAKING FINDINGS OF FACT AND RECOMMENDING APPROVAL OF <br />APPLICATION FOR SPECIAL USE PERMIT, SP-88 <br /> <br />WHEREAS, An application for a special use permit has been <br />made by RCE Corporation to allow the construction of a model <br />unit; and <br /> <br />WHEREAS, The procedural history of the application is as <br />folloWS: <br /> <br />1. That an application for a special use permit, SP-88 <br />was filed with the City on September 4, 1979. <br />2. That the Board of Review heard and reviewed the <br />application at its regular meeting on September 18, 197 <br />3. The written comments and analysis of the City Planner <br />and all person1s statements made at the Board of <br />Review meeting were considered. <br /> <br />NOW THEREFORE BE IT RESOLVED by the Board of R~viewthat <br />the following Findings of Fact are made in respect to SP-88: <br /> <br />1. That the property is presently zoned B-3, General <br />Business and is proposed to be rezoned to R-2, Two- <br />Family Residential. <br />2. That model homes are permitted as accessory u~es in <br />R-l andR-2 zoning districts. <br />3. That this model unit will be similar to a model. <br />hnme and will b~ constructed in such a mann~r. <br />4. That the site plan for the model unit makes use of <br />th~ site plan considered for the condominium under the <br />proposed PRD #27. <br />5. That the model unit will not have a substantially <br />detrimental affect on adjacent properties. <br /> <br />BE IT FURTHER RESOLVED, That the application for SP-88 <br />is hereby recommended for approval subject to the following <br />conditions: <br /> <br />1. That the areas along Rice Creek Road and the <br />proposed parking lot be landscaped as proposed in <br />PRD #27; <br />2. That the mod~l will be removed one year after it is <br />installed and if it is not removed at that time the <br />unit will become the property of the City to dispose <br />of as it sees fit. <br /> <br />Adopted this <br /> <br />day of <br /> <br />, 1979. <br /> <br />Steven Schmidt, Chairman <br /> <br />Joan Archer, City Planner <br /> <br />~ <br />/~/ <br />
