<br />", <br /> <br />February 14, 1980 <br /> <br />'" <br /> <br />APPLICATION FOR SPECIAL USE PERMIT <br />SP-89, JOHN LANGE <br /> <br />PURPOSE <br /> <br />To review an application for special use permit for signing of the <br />Lange Building. <br /> <br />BACKGROUND <br />APPLICANT: <br />LOCATION: <br /> <br />John Lange <br /> <br />1211 Old Highway #8, generally east of <br />Old Highway #8 and south of the Post <br />Office. <br /> <br />ZONING: <br /> <br />1-1, Light Industrial <br /> <br />ORDINANCE REGULATIONS: Section 14-200 c(3) states that build- <br />in[~having multiple occupancies with <br />, ~ ,4 both. individual and shared entrances shall <br />be fegulated as in'Section 14-180, Areas of <br />Special Control. Section 14-180 <br />ess€ntially states that signing should be <br />developed as part of an overall sign plan <br />approved by a special use permit. <br /> <br />The basic guidelines expressed in the sign ordinance are that build- <br />ings having multiple occupancies should be identified with a single <br />ground sign containing the building name only and that individual <br />tenants are permitted individual wall signs with name only. <br /> <br />The sign plan proposed by the applicant includes one ground sign <br />and no wall signs for the individual tenants. The pr6posed ground <br />sign would have six (6) interchangeable plates for ~enants names only. <br />The sign would be setback the required 13 feet, 4 inches. ,The <br />allowed height is 20 feet and the allowed area is 64 square feet. <br />The sign will be 10 feet in height and 56 square feet in area. <br />Therefore, the proposed ground sign meets all code requirements in <br />regard to height, area and setback. <br /> <br />The applicant has indicated that wall signs for each individual <br />tenant would detract from the character of the building and result <br />in a cluttered appearance. In the place of wall signs, the <br />applicant is ~equesting signing on the entrance doors which include <br />name of tenant only and less than 3 inch lettering. <br /> <br />In general, the proposal appears to be of a good design. The single <br />ground sign would permit sound identification and would preserve <br />the appearance of the building. In order to avoid a cluttered, <br />appearance, signs on the exterior doors listing tenants name(s) <br />only may be appropriate if the lettering is kept to three (3) <br />/ i n c h e s or 1 e s sin h e i g h t .
