, +

,

June 12, 1980

APPLICATION FOR SPECIAL USE PERMIT
SP-92, UNITED THEOLOGICAL SEMINARY

PURPOSE

To consider a request for a special use permit which would amend
special use permit, SP-58 to allow the temporary use of four (4)
dormitory units as administrative offices.

BACKGROUND
APPLICANT:

United Theological Seminary
Dayton D. Hultgren, President

LOCATION:

3000 5th Street NW
(generally north of 5th Street NW and
east of Stinson Blvd.)

PAST COUNCIL ACTION

1. On December 23, 1974 the City Council adopted
Resolution No. 1466 granting a special use permit,
SP.58 to the United Theological Seminary under
certain conditions;
2. One of the conditions is that a master plan be
approved prior to the approval and issuance of
any bui1~ing permits. The master plan was
approved on June 17, 1976, Council Resolution
1727.

RATIONALE FOR SPECIAL USE PERMIT

The special use permit, SP-58, states in Resolution No. 1466
the allowed uses for each building and further states that any
proposed change in use of any kind or type must be considered
by a special use permit and approved by the Council.

APPLICANT'S REQUEST

As explained in the attached letter from the applicant, the
applicant proposes to use 4 dormitQry units presently designat-
ed for residential use to faculty and administrative offices
for a period of time not to exceed five years. The applicant
is not requesting a building permit because the proposal does
not involve substantial remodeling.

The request should not change or result in any parking problems
nor detract from the residential use of the remainder of the
dormitory units. The units to be used for office are of a
distance from abutting single family dwellings and should not
adversely affect the established single family character of
the area.
