'1~~ <br /> <br />~' <br /> <br />PURPOSE <br /> <br />To consider a request for a special u~e permit for a sign plan for a <br />shopping center. , <br /> <br />BACKGROUND <br /> <br />( APPLICANT: <br />LOCATION: <br /> <br />ZONING: <br />PREVIOUS COUNCIL ACTION: <br /> <br />Mister Donut <br /> <br />2400 County Road "E" <br />Shopping center located on the <br />northeast corner of Silver Lake <br />Road and County Road IIEII <br /> <br />B-3, General Business <br /> <br />The City.Council at its October 23, <br />1973 meeting a~proved a 39~ square <br />foot ground sign for the ]-11 store. <br />This approval was prior to the Cityfs <br />existing sign ordinance. <br /> <br />APPLICANTfS REQUEST <br /> <br />e <br /> <br />The applicant has installed a free-standing ground sign 19 feet in <br />height and 60 square feet in area without a permit to do so. The, <br />applicant is now applying for a permit for that sign. <br /> <br />STAFF COMMENT <br /> <br />. <br /> <br />ccording to Section 14-180 b.2. of the Zoning Code IIshopping center~ <br />~hould be indentified by a single ground sign for the purpose of . <br />center identification. It should display no more than five (5) items <br />and identify the center, not advertise individual businesses therein." <br /> <br />The proposed sign (see attachmerit) reads "Mister Doriut", which is an <br />advertisement for one business and not identification for the shopping <br />center. The property owner of the center has agreed to the "Mister <br />'Donut" Company applying for the ground sign. (See a~tached letter). <br /> <br />The ~reas of special contrbl such as shopping centers allow the City <br />to negotiate Sign plans with the property owners. The request does <br />not specifically meet the regulations in the sign code. There might <br />however ,be rationale for supporting this request, such as: <br /> <br />'1. That this shopping center has never had identification for <br />the name of the center, the 7-11 store has been identified <br />on the ground sign; <br />2. Staff is unsure that the Shopping center has a name that <br />would identify the center; <br />3. That the' tenants of the center and property owner support <br />the request that Mist~r Donut be identified on the ground <br />sign; and' . <br />4. That p.ast sign plans approved by the City Council for <br />buildings with multiple occupancy of,smal1 si~e be allow~d <br />plates listing individual tenants.
