<br />;- <br /> <br />~ <br /> <br />March 13, 1981 <br /> <br />APPLICATION FOR SPECIAL USE PERMIT <br />PDQ FOOD STORES OF MINNESOTA <br /> <br />PURPOSE <br /> <br />To consider a request for a special use permit for the sale of <br />gasoline on a site zoned B-2, Neighborhood Business~ <br /> <br />BACKGROUND <br />APPLICANT: <br /> <br />PDQ Food Stores <br />James Shelton <br /> <br />950 West County Road "D" <br /> <br />B-2, Neighborhood Business <br /> <br />Section 11-180 provides for the <br />sale of fuel by a special use <br />permit in a B-2 District. <br /> <br />Commercial to the east and <br />apartment building to the northwest. <br /> <br />LOCATION: <br />ZONING: <br />CODE REGULATIONS: <br /> <br />SURROUNDING LAND USES: <br /> <br />STAFF COMMENTS <br /> <br />The proposed use does not appear to be the type of use that would <br />adversely affect adjacent properties. The site is located on a <br />heavily traveled street, County Road "D" and is surrounded by land <br />uses that generate a considerable amount of traffic into the area. <br />The traffic from the apartment complex and the adjacent commercial <br />uses will probably be serviced by this proposed gasoline sales. <br />Staff does not feel that the proposed use would substantially <br />increase new traffic into the area and therefore possibly adversely <br />affect surrounding uses. <br /> <br />The plan indicates the area will be paved and concrete curbing will <br />be installed. The State Fire Marshall has approved the location of <br />the underground tank. <br /> <br />STAFF RECOMMENDATION <br /> <br />Staff recommends that the Board recommend approval of SP-96 by <br />waiving the reading and adopting the attached resolution. <br /> <br /> <br />~~ <br />
