Scetch Map. <br />This request for dividing without platting the above described property is <br />submitted concurrently with the attached "Request f.or Variance", for the purpose <br />of making that part of the. above property facing 20th Avenue NW saleable to a <br />second party for the purpose of building a residence. <br />The intention is to divide the total property, less the road easements for <br />Long Lake Road and 20th Avenue NW, into two equal halves ie,}divided by a .line <br />roughly parallel t.o Long Lake Road and 20th Avenue NW. More specifically, the <br />total property would be divided by a line connecting the points bisecting the <br />North and South boundries after the road easements have been deducted. (Total <br />length 658+ ft. less Road Easements of 33 ft. and 30 ft, leaves 595 ft, divided <br />by two (2) = 298 ft. of length times 67 ft, width = APPROX. 19,900+ sq, ft. of <br />AREA). <br />The variance is requested for the western half of the property so divided, <br />based on the following elements: <br />A. UNDUE HARDSHIPS: <br />1. .Since no contiguous land is owned, without the variance, <br />there is no other alternative which would not limit individual <br />freedom of choice as to when or how the property can be sold. <br />The land by itself has no other practical value. <br />2. Street, storm sewer, curb, etc. are in, resulting in <br />major assesments and a financial burden - one of the major. <br />reasons for a desire to sell the property. <br />B. UNIQUE CIRCUMSTANCES: <br />1. Although the property was not platted prior to the passing. <br />of ordinance 188, it was purchased substantially prior to its. <br />passage (1949) <br />2. The width (66.89 ft.) exceeds the minimum (75% of 75 ft. <br />yr X0.25 ft./ aCCC~.able fCJr Those. properties piatt.ed at the <br />time of passage of ordinance 188 by 10.64 ft; and the total <br />area of approximately 19,900 sq. ft. exceeds the standard <br />minimum lot size of 10,000 sq. ft. by almost double. <br />C.
