Silver Lake Road <br />REQUEST: Variance for right-of-way use <br />PLANNING CONSIDERATIONS: <br />The primary reason for requiring setbacks is to aid insight distances of busy, major <br />intersections or tight radius curved roads. Uses allowed in particular districts gener- <br />ate particular reasons for different setback requirements. In this example, a B3 use <br />generates a good deal of traffic, affecting the adjacent traffic pattern. <br />If the purpose for the variance is to move the display space closer to 1-694, this <br />also becomes an additional hazard to passing traffic. If there were ever an ex- <br />plicit reason for setback requirements, this would be the case. <br />It is our recommendation that the setback requirement of thirty feet be maintained. <br />It appears to be a barrier to sight distance on the frontage road if it were any closer.
