DATE: October 19, 1971 <br />CASE NUMBER: PL-76 <br />APPLICANT: John Twohig <br />LOCATION: Northeast Quadrant of the Intersection of ibth Street N.W. and Stinson <br />Boulevard described as the West 1/2 of the South 1/2 of Lot 19 Oakwood <br />Manor. <br />REQUEST: Approval of Preliminary Plat <br />PLANNING CONSIDERATIONS: <br />The site is presently partially occupied by a single family home in the southwestern <br />corner. The Property is rolling with a low area to the north and east of the proposed <br />plat. The principal vegetation on the site is oak woodland on the high ground. <br />Paving of Stinson Boulevard is presently underway and the plat indicates some utilities <br />already in place. <br />The Village engineer indicates that water to the proposed single family dwellings <br />will come from the Fridley Water System. The Sanitary Sewer System is also indi- <br />cated in the Plat. <br />The proposed plat indicates division of the property into 4 parcels including the struc- <br />ture presently in place (Lot 4). Two houses will face Stinson Boulevard and two will <br />face-16th Street N.W. <br />The minimum square footage requirements of the Ordinance appear to be more than <br />adequately met. However, Lot 4 appears to be slightly under the required minimum <br />lot width specified in Chapter X, Section 10-010, Paragraph a New Brighton <br />Zoning Code. <br />
