The parcels across <br />the street to the North are designated and developed as Industry. <br />Property to the West has been designated for park use in the <br />Village Land Use Plan. Single family homes occupy the adjacent <br />parcels to the East and South. <br />The petitioner seeks relief from the strict applications of the <br />New Brighton Zoning Code, Chapter X, Section 10-010, paragraph <br />e (Single Family Residence District minimum requirements) in <br />that the lot on which he wishes to build a home is undersized <br />in minimum width and lot area. <br />'I`h.e distance from the West line of the property to the street <br />paving is about 18 feet. The approximate dimensions of the <br />lot are 67 feet by 120 feet yielding a lot of about 7,500 <br />square feet. A single family residence presently exists on an <br />adjacent property of identical size to the- east. <br />It appears that, because the property is zoned for single <br />family residential use and cannot be used for this purpose <br />under strict application of the Zoning Code, the conditions <br />for Variance stated in the New Brighton Zoning Code Definitions, <br />Section 2-700 Variance are substantially met. <br />
