PUBLIC HEARING <br />VN-99 <br />February "13, 1973 8025 p.m. <br />PETITIONER: A. E.' Paron <br />LOCATION: Old Highway 8-and,First Avenue N.W. north of Butcher's <br />Spur <br />NUMBER OF PROPERTY OWNERS WITHIN 200 FEET OF LOCATION 8' <br />PETITIONER'S REQUEST: Variance from Section 10-110, Para. ,b <br />to permit parking in the front yard and <br />side street yards as shown on the plot plan <br />ORDINANCE REQUIREMENTS: Section,,10-110, Para'. h states that in an <br />industrial district the front yard and any <br />side street yards shall be landscaped and <br />shall not be used for parking. <br />PETITIONER'S JUSTIFICATION TO MEET ABOVE REQUIREMENTS: <br />Section 10-110 Para h, prohibits parking in any front or side yard <br />bordering on a street. Because of the confiquration of the land, <br />-full utilization of the property will be severely restricted by <br />adherence to these requirements. <br />PLANNER'S REPORT: January 16, 1973 <br />The property in question is an irregularly shaped parcel containing <br />approximately 1.07 acres situated generally east of old Highway 8 <br />and south and west of First Avenue N.W. occupied"by the Paron Motor <br />facility. It is the petitioner's desire to expand the size of the <br />structure on the property in an effort to retain his dealership with <br />the International Harvester Company. <br />Strict application of provisions of the New Brighton Zoning Code <br />Section 10-110, Para. h, would allow only about 15 parking stalls °on <br />the property along the south side of the present structure. No <br />display space for vehicles could be provided and the total parking <br />available would barely meet the minimum requirements for employee' <br />parking. <br />It does not appear that any traffic safety problems would result if <br />a variance were to be granted because the diptance from the edge of <br />Old Highway 8 to the property line is nearly 20 feet.: <br />PLANNING COMMISSION CONSIDERATIONS: January 16, 1973 <br />Chairman Formel-1 read the Planner's comments: <br />The petitioner, Mr. August Paron, appeared. <br />The Planner commented that the lot in question is big enough for a <br />building of the requested size but because of the lot's irregular
