Parking spaces shown are of proper dimensions, <br />also width of driveways are adequate. <br />2. Driveway entrances are shown 30 feet wide. They would have <br />to be 24 feet in width. <br />3. Setback requirements are not as required: <br />A. Front setback should be 30 feet from property line as <br />noted by red line. <br />Rear setback should be 30 feet; 25 feet to be designated <br />as a buffer zone with a fence or hedge 4' to 6' high <br />included in this buffer requirement; the rest to be <br />sodded. <br />C. Sideyards as shown on plan on west end are adequate; <br />but if the 20 foot easement becomes part of a street, <br />$Y this would then change the requirements for a sideyard <br />setback. The setback would have to conform to the same <br />required 30 foot setback as required for frontage along <br />Palmer Drive. <br />D. Sideyard requirements on the east end of property are met. <br />Rear yard (north side) setback as shown are not as required. <br />This abuts R-1 zoning and the setback requirement for this <br />particular project would have to be 30 feet with 25 feet <br />being landscaped and a buffer of hedge or fence incorpora- <br />ted into this area. <br />F. Contour lines for existing and proposed should be shown <br />at 2 foot intervals. <br />G. Contour lines should be shown 100' beyond the property <br />line and to the center line of Palmer Drive.
