.A <br />PUBLIC HEARING <br />VN-12g <br />Council Consideration <br />SP-53 <br />August 2.7, 1974 <br />Requests Rezoning property from R-;1 and R-2 to B-3 <br />Special use permit to allow operation of ;a tennis club <br />Variance from 50' setback requirement from R-1 District <br />(Section 10-080 (b) ) <br />Applicant: Darrel A. Farr Development Corp. <br />Location:' 2Zth Avenue NW north of I-694 <br />Discussion <br />The applicant has before the Council three procedural requests <br />involving the proposed construction of a tennis club. One of these <br />is a variance request for which a public hearing is scheduled for <br />this meeting. <br />The variance and the special use permit are both dependent, <br />however, on Council action on the rezoning request. A first reading <br />has been held on the rezoning ordinance and hearings on both the <br />rezoning ordinance and the special use permit have been closed. <br />At the March 12 meetings when the hearings were closed, Council <br />members indicated they would not consider further action on the <br />requests until an acceptable PRD plan is agreed on and until a <br />written agreement is presented that the B-1 zoning will revert to <br />R-1 and R-2 as at present if a tennis club is not built on the site <br />At its last meeting, The Council received a letter from the <br />applicant agreeing to the return of the zoning as specified by <br />the Council members. We noted, however, that there was no date <br />specified on which the zoning would revert if they have not taken.. <br />action to construct the tennis club.. <br />The plan for the tennis club has changed since the.first <br />submission and expanded from 7 or 8 courts to 8 tennis courts and <br />3 handball courts. The site layout itself has also changed. <br />The only potential problem we see with the present proposal <br />is the dead ends at each end of the parking lot. The Fire Depart- <br />ment wishes these looped in some. way,. We would suggest that the <br />dead end in the southwest have an asphalt drive extended to the <br />park and up to the road which will provide the park's access. <br />This drive could. then be blocked with a chain to divide the two <br />areas.
