Dalzen <br />Location: 690 Third Ave: NW, <br />Request: Variance from Section 10-010: (e) which requires a 5' <br />sdeyard-setback to allow construction of a garage with <br />a 1' side yard setback.. <br />Dscussion,z <br />The variance is requested because the applicant wishes to re- <br />place the present 20' wide garage with one 3?' wide.: <br />Conformance with the setback requirement would extend the <br />garage 4' more. to the north necessitating removal and reconstruction <br />of a sidewalk, fence, steps..and retaining wall, and the removal <br />F of somie:bushes. The applicant also believes it wouldcause some <br />problems with his sewer line which he .says is located 5' - 6' <br />nor h of the present garage. <br />The applicant has provided a letter from the adjacent property <br />owner to'the south stating his agreement with the proposed 1' <br />setback. The house on the adjacent property has a side yard setback <br />of 13 feet and would be approximately 29 feet from the proposed <br />garage. <br />Planning Commission Consideration (8/20/74): <br />The .Chairman read the background discussion. <br />Mr. Dalzen presented a letter from the abutting property <br />owner stating that he did not object to construction of the <br />garage within one foot of the property line. <br />Motion by Daniels, seconded by Dlugosch, to receive the letter <br />dated August-19, 1974 from Mr. and Mrs. Sverre Nerheim. <br />Motion carried, 5-0 <br />The Chairman read the letter. <br />Mr. Da zen stated. that they needed a 32' garage because they <br />
