Johnson <br />4 <br />Location: 701 Emerald Drive <br />Discussion° <br />The applicant is requesting a variance from Section 10-010 (c) <br />to allow expansion of his single garage to a double garage. The <br />expansion would move the garage wall 10' closer to 7th St, Nr4 and <br />leave it with a 6.9' setback rather than the 15' required by Code. <br />' ~wser~ <br />The rear yard of the property is much lower than the house and <br />street levels._ There are steep banks immediately behind the house <br />and adjacent to 7th St. NW. Construction of a detached garage <br />would not be a preferable alternative as it would have to access onto <br />highly travelled 7th Street, would require a variance also, and <br />would be expensive because it would have to have its floor level <br />at street grade but would be constructed at a point where ground <br />level is about 12' below street grade according to the applicant. <br />The present house and garage presently project closer to <br />7th Street than other houses to the west on that street but it is <br />not especially noticeable because they are separated by a street <br />and some trees. To the east of the Johnson house is a row of large <br />trees also coming out close to 7th St, and beyond those are County <br />Ditch No. ?_ andl~Polynesian Village complex. The trees at the <br />Johnson's rear lot line have already established a visual barrier <br />to the east so that extending the garage closer to the street <br />should create no problem in that direction. <br />The only potential problem relates to blocking the vie~~a of the <br />intersection for traffic heading west on 7th St. Ntia and for traffic <br />coming out of Emerald Drive where the driver is looking to the east. <br />It does not seem that extending the garage will create any problem <br />in this respect and there are already a fence and a tree blocking <br />view in this area. There have been no reported accidents at this <br />intersection since the first of this year and the Police Department <br />was not a„--are of any particular problem at this location in prior <br />years.
