J <br />Barton-Aschman Associates, Inc. <br />Ten Cedar Square West/Cedar-Riverside, 1610 South Sixth Street, Minneapolis, Minn. 55404 612-332-0421 <br />MEMORANDUM TO: Mr. James Voigt <br />Voigt & Fourre, Inc. <br />FROM: Barton-Aschman Associates, Inc. <br />DATE: December 6, 1974 <br />SUBJECT: Parking Analysis for Proposed Minnesota Federal <br />Branch Office - New Brighton, Minnesota <br />The purpose of this memorandum is to analyze the parking and access as <br />proposed for the Minnesota Federal branch office to be located in New <br />Brighton, Minnesota. <br />Site Location <br />The proposed site is located on the northwest corner of the intersection <br />of Silver Lake Road and Palmer Drive. Silver Lake Road is under the <br />jurisdiction of Ramsey County while Palmer Drive is a City street. <br />There is a traffic signal at the intersection of Silver Lake Road and <br />Palmer Drive. This signal will provide efficient access to the proposed <br />facility in regard to assigning vehicular right-of-way for those <br />persons desiring to use the facility. <br />Regional access to the site is available via an interchange of Silver <br />Lake Road with Interstate 694 which is approximately 1200-1300 feet <br />south of the site. Silver Lake Road is a four lane undivided arterial <br />"roadway which has an average daily traffic volume of approximately <br />10,000 vehicles. <br />The majority of the surrounding land uses are commercial, the most <br />intense being the Brighton Village Shopping Center located in the <br />southeast quadrant of the Silver Lake Road and Palmer Drive inter- <br />section. <br />Site Access <br />Access to the site is proposed to be provided from Palmer Drive. <br />Initially, there would be two curb cuts with a third being designated <br />as a future curb cut. These access locations, as scaled from the site <br />plan, are approximately 100 and 200 feet respectively from the westerly
