I <br />Page 3 <br />Shakopee Branch - 738 First Avenue East <br />This branch office has a parking lot capacity of 22. The office has <br />seven employees. The highest occupancy of the lot occurred at 6:45 <br />P.M.when there were 12 parked cars. There were 19 drive-in teller <br />customers during the day. <br />Based on these five surveys, it is firmly believed that the proposed <br />parking supply of 30 spaces for the New Brighton branch is more than <br />adequate for the use intended. <br />It is:not known what the intent of the ordinance is but a requirement <br />to provide one parking space per 150 feet of building area is excessive <br />for a use of the type proposed. This facility is not a full service <br />bank and does not require as much parking as does a bank of that type. <br />Most transactions in the Minnesota Federal Offices are very short in <br />duration thus providing a rapid turnover in the parking areas. <br />The provision of 30 parking spaces, rather than 60, will also allow for <br />better site landscaping and less paved area. This is another sound <br />reason for granting a variance in the parking ordinance. <br />r <br />Swwary <br />In summary, we feel that the plan, as proposed, will operate very <br />efficiently in terms of traffic operations. Access is good, the <br />parking area is well designed and sufficient in size. <br />
