February 18, 1975
Mr. Louis Lange
Lange Bros. Realty
781 Hubbard Ave.
St. Paul, MN 55104
Dear Mr. Lange:
At its February 11th meeting the City Council held a public
hearing on your request for a variance regarding your property
at 1455 1st Avenue W.
As you will see from the enclosed copy of the minutes
of that meeting, your request for a variance was denied. The
Council further asked that you consider the Planning Commission's
recor,L^.lenations regarding the site plan and directed that you
present a revised site plan for Council consideration at its
February 25th meeting.
My understanding of the Council's action is that you prepare
a revised site plan which shows the concrete areas in the front
to be chained and/or curbed off from the driveway and in some
manner landscaped. Further, the plan should show all parking
to the east of the building as was suggested by the Planning
Commission and should show additional landscaping in the front
yard.
In order for this plan to be considered by the council at
its February 25th meeting, I would have to receive seven (7)
copies of the revised plan by 12:00 o'clock noon, February 20, 1975.
I realize that this does not allow you much time to prepare the
plans. If it is not possible for you to have your plans to me
in time, I would request that you submit a letter addressed to
the Mayor and Council asking them to defer action until their next
meeting on March 11th or until a later meeting if for some reason
you, cnn't be ready in time for the March 11th meeting.
The revised site plan should show specific details as to
type of surfacing and curbing for parking areas, size and species
of landscaping,, type of ground cover (seed, sod etc.) if applicable,
