<br />Request: VN-138 <br />Applicants Lange Brothers Realty Co. <br />Locations 1451 1st Avenue NW <br />Discussion: <br />On November 14, 1972 the City Council authorized issuance <br />of a building permit to Lange Brothers for a warehouse building at <br />the above location. This permit w?is based on a site plan which <br />has been sent to the Dz,„..?;?R?mm4 members. <br />When the property was developed, there were a number of changes <br />from the original site plan. Among those changes was the removal <br />of the driveway in front of the building. When this change <br />was made, certain concrete areas were left in front of the building <br />on each side of the two existing driveways. These areas have been, <br />and are being, used for parking, and obviously serve this function <br />wellywhether they were intended for this purpose or not. Under <br />the terms of the Zoning Code, these are front yard parking areas <br />and are violations of Section 10-120 (g) and 12-030(c). <br />The applicant was notified <br />areas. At a minimum, the applicant should <br />be required to post no parking signs around the driveways and other <br />concrete areas in the front yard and paint yellow all the curbing <br />in that area. The applicant should be required to notify his <br />tenants that they cannot park in those areas and that they will be <br />tagged by the police if they do. The Police Department would then <br />enforce the prohibition on front yard parking. A further step <br />would be to required the applicant to chain-off the parking areas <br />so that they may not be used for parking. The ultimate step <br />. would simply be to order the applicant to remove the concrete and
