Gentlemen: <br />We ask your consideration in allowing a variance for a sign posted at the <br />Polynesian Village Apartments in the City of New Brighton. Since erection <br />some three years ago, this sign has proved to be very important in the con- <br />tinning success of. these apartments and in giving us an opportunity to select <br />proper tenants and best residents for ourselves and the .City of New Brighton. <br />We feel our request fits the criteria set down for variances by the City for <br />.the following reasons: . <br />(1) Undue hardships , <br />Over 38~ of our rental traffic at Polynesian can be definitely attributed to our <br />Polynesian sign. Loss of this sign would have a major effect on visitor traffic <br />. to Polynesian Village and the quality of tenants obtained. A complex of this <br />size (364 units) requires high volume traffic in compensation for turnover be- <br />cause of the number of units. Use of the sign has helped lower advertising <br />. costs thus holding rents in a reasonable range; but with current taxes at a <br />record level of ~2i9, 000.00, we must use every means possible to achieve <br />satisfactory occupancy and maintain a high level of standard for Polynesian <br />Village. <br />2) Unique circumstances <br />Because of our location and design, it is common for passing traffic to look <br />in the direction of our apartments. Marketing experts tell us sign size is <br />.directly related to traffic speed and traffic volume. A visabie, readable <br />sign is critical to our identity. .We have attempted to stay away from any- <br />thing gawdy or cheapening, Our investigations show no indication the sign <br />has posed any hazard in any way but a reduction in sign size could cause <br />passing motorists to reduce speed momentarily from the posted 55 miles <br />per hour to somewhere under this figure in an attempt to write down or <br />memorize a phone number or name.
