- .. - C
` Public Hearin
Valiance, VN-142,
August 12., 1975
Request; VN-.142.., Variance to allow erection of 10' x 30` billboard
A~plican~s Cricket Inn/Grff is _Inc.
Locations 2.160 West County. Road D
Discus~on•
The applicant is proposing to erect a second billboard on the
....property at County Road -D; and I-35W where.Equpment Refinishing
Service Company is located. The .billboard is proposed to be
immediately adjacent to the building. Because the billboard is
steel, the Building Code would require no separation between the-
building and billboard.
The new ordinance. in Section 14-190 allows billboards abutting
freeways provided they are not within 200 feet of a property line in ,
a residential district and not within 1000 feet of each. other..-
- It appears that the proposed sign would be about 500' from the
residential district on the east side of the freeway and the
- existing billboard on the property would be about 300' from the
same district.
The existing and proposed billboards would be approximately
1100' apart and so would meet the requirements.
The new ordinance would allow a billboard up to 300 square feet
in area and 35 feet high. The proposed billboard would be 300 dquare
feet and 25 feet high. The proposed 4' x 8' temporary sign would.
-put the billboard over the.300 square foot limit, It would be
set back approximately 40 feet from the freeway.
The existing building signing deviates from the new ordinance
in a number of ways. One .sign faces County Road D and violates
the ordinance because it extends beyond the outline of the building.
There i a sign on the east side facing the freeway, which covers
about, 66% of its signable area. Lastly, there is a sign on the
..north side of the building facing the yard where trailers are stored.
It is questionable whether this is a parY.ing lot where signing is
_permitted under the ordinance. This sign covers about 41% of its
signable area. Sections 14-200 (b) and (e) limit signs facing
freeways or parking lots to being no larger than the largest sign
..which would be.allowed on the front of the building. Both signs
violate tY~s provsion<
