f _ .. .. <br />`, <br />Council Proceedings 3 <br />City. cif New Br aon <br />Augustel0, 1976 <br />Dahlke stated the property had some unusual characteristics <br />'.which made a''variance necessary, the. most important <br />-characteristic was that the main building was: setback 180 <br />feet from Old Highway 8 and if: all of this area had to be <br />landscaped a very large portion of the. property would <br />be made unuseable. He noted plans had been changed SP-71, "VN-1.58 <br />to show concrete curbs along the .landscaping area on -8:45 to <br />Old Highway 8,_that additional plantings along that 10.:15 <br />landscaping.. area were shown and that replacement of dead <br />plantings on I-35W and I-694 was_also shown, <br />Acting Mayor Fisher stated .he believed a detailed parking <br />plan might be necessary to assure orderly parking: on the. site. <br />'Dahlke stated that he intended to park trailers 'along the <br />landscaped.:area on OId Highway 8 and the sideyard on I-694 <br />and,I-35W. He also ,stated that plantings on the landscaped <br />area.'along..;Old Highway 8 were of the evergreen .variety and would <br />eventually. be a 4' or "5 foot hedge. <br />Councilman Hardt asked whether trailers v~ould be parked in the <br />",central area of the site. <br />Dahlke responded ..that that might. occur, but infrequently. <br />Acting Mayor Fisher reiterated that. parking. area should <br />be delineated, that all curbs should be done in concrete, <br />:and'. that a time limit should be .attached to. the variance. <br />Councilman.Werdouschegg commented that customer. <br />and visitor parking areas were not. shown on the plan and'th~t <br />they, should be shown. <br />Councilman Senden-asked whether the ste`had the potential <br />-for more `intensive use in the future. <br />Mr. Shank, real estate broker for the property, stated that <br />they had widely advertised.the property-and that though he <br />felt that amore intensive use might be possible it probably <br />.was a long time off. He stated he believed the proposed <br />property use was a good interim use.. <br />Councilman' Hardt asked where a second row of trailers <br />along I=35W and I-694 would be placed. <br />Dahlke stated that they would be placed parallel. to the <br />first row and that he did not believe more than 20 parking <br />stalls would.-be necessary. <br />Motion'by Hardt, seconded,by Fisher to continue hearing <br />t'o the. firs t- meeting in September at 8:25 <br />1'aye'- 3 Hayes (Hardt, Senden, Werdouschegg) - failed Close.. <br />Motion by Hardt, seconded by Werdouschegg to-..close-hearing Hearing <br />4 ayes - 0 Hayes- carried <br />,. <br />,~ <br />
