We had secured an option for purchase when we became <br />aware of an unusual situation that could prevent us from using <br />for our sales purposes approximately 1.05 acres of this property <br />alone Old Highway #8. <br />We were aware of the portion of the Zoning Code that required <br />a 40 foot set back from the property line for any land use in a <br />I-2 area. We were not aware of the Zoning Code that .indicated the <br />front of a building in an I-2 zoned area became the set back line. <br />The property we are considering has the office building set back <br />180 feet .from the property line and thusly, under the zoning code <br />we must maintain this 180 foot set back even across the area in <br />which we would want to park and display our sales trailers and <br />lease trailers. <br />Our sketch #4 shows the variance we are making application for <br />and wev~uld like your .permission to observe a 40 foot set back <br />on the portion of the property South of our driveway entrance. <br />We would observe the 180 foot set back in the area in front of <br />our office and would maintain this in grass, trees, and shrubs <br />as our plan shows. <br />We believe that the situation we are involved in is unusual and <br />unique in this area. We would be allowed a 40 foot set back across <br />the West edge of this property except that the office building was <br />built 180 feet East of the property line.
