Page 10 <br />~3oard of Review 1+2inutes <br />,.• <br />Councilman Hardt asked Mr. Ernst if he cou d apply himself to <br />the standards for variances. <br />Mr, Ernst stated that he really could not; it was necessary to <br />look at the magnitude of the...proposed-development. <br />Harty noted that whi e it may.'not'be possible to apply the <br />standards for a`variance the increased width seems to make <br />sense relative to the development. <br />Motion by Marty`, seconc~ec`~ by ~'~~dxicl~scr~, to r:ecomine~d approval <br />of VN-159 because the increased driveway width may be-advantageous <br />to and in the best interest of the development. <br />Wickland stated that~he felt the uniqueness may b~ in the de- <br />velopment itself. He noted that the-proposed driveway may be <br />critical to the safety in accessing to and from the,s~:te. <br />Wickland added that he had a concern for the traffic and <br />circulation and suggested that it may be wise to conduct a <br />traffic study. <br />Fredrickson noted that there had been some probhems with crcu- <br />laton around Brighton Village Shopping Center and further that <br />she would like to see any and all such problems that may cccur <br />relative to this development resolved prior to the center <br />being built. <br />Harty. asked Mr. Ernst how thoroughly the County Engineer re- <br />viewed the site plans. <br />Mr,-Ernst.-responded that the County Engineer has recommended <br />this particular driveway. Mr. Ernst also indicated that the <br />County Engineer has supplied traffic counts and that the <br />Engineer has indicated that Silver Lake Road would be Bufficient <br />to handle .the increased traffic. <br />Councilman Werdousehegg noted that there is an existing proble3n <br />with traffic entering and exiting the Super Vale property from <br />Silver Lake Road. Councilman Werdouschegg suggested that a <br />traffcstudy may be necessary. Councilman Werdouschegg also <br />mentioned that access from the shopping center to.Rce Creek <br />Road may be desirable. He further noted a traffic study should <br />
