VN-168 ~ =2-- <br />3.. A 30 foot private road easement along the Skiba north property <br />Line provides access to the Herbst and Sons property. <br />4.• It has been :verbally indicated that Herbst and Sons would use <br />Tract'B for an extension of tlieirland-fill-:operation. <br />5.. Applicant has not provided warrants or reasorss for requesting <br />the•variance, though applicants` attorney. has verbally <br />iMdicated that the parcel would-be '.purchased by a Contract fc~r. <br />deed which apparently vtould prohibit the joining of the Herbst <br />and Sons property:-and .Tract. B. <br />j <br />6. There are presently"2 single family homes located on the :~Y.iba <br />property just south of the private;road easement. <br />7. The Planning Commission draft proposal of the Comprehens~:c <br />Plan_:envsions this property. being..developed for light t <br />industrial ;usage. <br />'~ <br />~Analysis• <br />A concern for this request is that Tract B has a rela~ively <br />shallow depth (235 feet) and after allowing for the 30 foo~: <br />private road.easement future development of this land as a <br />separate parcel with industrial uses will be hampered.. <br />Related to the concern for the somewhat shallow lot and <br />development potential is a concern for the access road to the parcel. <br />A 30 foot private access road may`not be adequate to serve an <br />industrial use. The small width may cause problems for maneuver- <br />ability and if heavily traveled, may deteriorate quite rapidly. <br />This. could create traffic hazards, impede emergency vehicle access, <br />as well as lessBning the desirabi ity of the parcel for industrial ~ <br />uses. An alternative to solve the access problem would be to <br />construct a 60 footpublic roadway. The consequences of this action'.. <br />would be that additional 5kiba property would have to be acquired, <br />it would apparently necessitate the removal of the 2 single family <br />homes on the Skiba property and would probably leave a small portion. <br />of the Skiba property that may be unusable. It would also be <br />desirable if additional property could be acquired"from the railroaa <br />spun `serving •the Arseria~l.~ - <br />
