PUBLIC HEARING <br />VN-172 <br />June 14, 1977 <br />9-? 00 PM <br />Request: VAT--172, Council approval of variance to permit expansion <br />of parking lot <br />Applicant: Pioneer Mutual Life Insurance Company <br />Location: Sambo`s Restaurant - County Road D & Old Hwy. 8 <br />Attachments: <br />Application <br />Zoninq: B-3 <br />Discussion: <br />The present Sambo `s Restaurant was constructed a few years <br />ago following approval of a building setback _variance. The <br />variance was conditioned on conformance with the.site and landscape <br />submitted with the building permit application. <br />Sambo's would now like to expand their parking lot to the <br />north. Such an expansion will necessitate Sambo's acquiring` <br />property to the north presently owned by Mr. Leslie Brost. A <br />request for a minor subdivision to accomplish the property <br />transfer has been filed and the Council will be considering such <br />in the near future. According to the subdivision, Sambo s would <br />be acquiring a strip 70 feet wide immediately north of the present <br />parking lot. The subdivision will join this strip with the <br />present Sambo's property, <br />As the variance was approved subject to conformance with <br />the site plan. submitted and since the conditions of the variance <br />would be Changed by theparking lot expansion, this variance request <br />is necessary to re-open the public hearing. <br />The proposed expanded area has 32 spaces, has concrete <br />curbing, asphalt surfacing and the perimeter would be landscaped <br />to match"the existing Sambo-`s property. At present, there are 42 <br />parking spaces-`available which is well below the number of spaces <br />required under current codes. At the time Sambo's was constructed <br />the parking requirement was 1 space for every 3 seats Current <br />requirements are 1, space for every 2 seats. The proposed 32 spaces <br />would leave a total of 74 on the property which is the number <br />that would be required under current codes. Thus, as existing <br />Type IV Non-Conformity would be eliminated.
