r <br />1 <br />VN-173 '~- <br />• The a licant has indicated on the application that the <br />4. pP <br />variance is requested because of the fact that large <br />amounts of fill and improvements are needed for the parcel <br />and that it would be better to build three homes versus <br />two homes. Further, that three homes would provide better <br />back yards and better drainage. <br />Analysis <br />A primary question regarding this request is its compatibility <br />with surrounding property. The location map attached indicates. <br />that lots to the west and north are generally between 75 and 100 <br />feet in width, or somewhat larger in width than the typical <br />single family lot. Many of those lots are also of greater <br />depth than is typical. To the east, across 29th Ave., lots are <br />of the standard size in terms of width and size (75 ft. wide, <br />14,000 sq. ft. in area). ~~e would note that the proposed lots <br />while somewhat narrower than standard, would be approximately <br />11,500 square feet in area. <br />A second question is whether an average size home can be <br />• built on the narrower lots meeting all other code requirements. <br />The 66 foot in width lots would require 5 foot sideyard setbacks, <br />leaving approximately 56 feet of buildable area. This would <br />appear to be sufficient as the average width of homes being <br />constructed is approximately 55 feet. <br />If the lot were split into just two lots, each lot would <br />have approximately 99 feet in width and 17,000 square feet in <br />area. <br />See also PL-110 for additional comments. <br />L~ <br />
