See enclosed preliminary plat-PL-111 <br />Reason for Variance Request: <br />The applicants have filed a prelimina.zy plat (See PL-111} to sub- <br />divide this parcel into 5 lots. Four. of the. lots would be adjacent <br />=0 5th Ave, and are shown to be approximately 57 feet in width and <br />7,.800 sq, ft. in area. The fifth lot would front. on 6th Ave. anal <br />is shown to be 40 feet in width and approximately 5,000 sq, ft. in <br />area. <br />R-1 district requirements are 75 feet in width and 10,000 sq. ft. <br />in area.. Thus, the variance i~ required for both the lot .width <br />-and area deviations. <br />`t'he applicant has indicated that"the reason-for.`the variance is <br />because the proposed single-fammly development would be compatible.. <br />with surrounding area and would.provde'affordable housing. <br />L ~scuss ion <br />This"area was original yplatted-many years ago with 40-:foot <br />lots. The parcels now in question ha~~e been. combined and.-are r:aw <br />requested to be subdivided. <br />Interms of the.-surrounding area, the attached location map <br />indicates that. the majority of lots on this block are 60 and 80 <br />feet in width. To the east and south this same pattern is found. <br />To the west. the`lots are. of -the standard-75-foot,siz~ In terms <br />of the homers, the-surrounding area generally; has somewhat smaller <br />ar..dolder residences. We would not° that the size homes built <br />on the proposed'-lots would be regulaaed by the .3 floor-area-ratio <br />requiremenc. <br />
