See enclosed site and landscape p-laps <br />Ordinance Rectuirements: <br />The New Brighton zoning code states that. in industrial <br />districts a .minimum 15 .foot side .yard setback is required. <br />Discussion. <br />As can. be seen. from the. enclosed site plans, Pletscher <br />Greenhouses would like to construct a two stall loading garage <br />on the north .end of their existing building. The proposed <br />garage additionwould be 10 feet from their. north or side yard <br />property line, thus the reason for thisrequest. <br />".The applicants reasons for requesting the variance are as <br />follows <br />1. The garage so situated permits flowers and plants to <br />be loaded directly-from :the cooler and f-dower arranging <br />area. <br />2 . They have found it impossible to ma nta in a proper <br />working temperature for :employees in the retail area <br />whin trucks and-vans are. being loaded during winter. <br />months,. <br />3. Meeting the. 15 foot setback would require that the. <br />entrance doors be visible from Old Highway .8, exposed <br />to a northwest wind and the interior would be too. small <br />for efficient txuck loading..: <br />4. Th ;property immediately-to the north is owned by-the <br />f~erof this variance :applicant. <br />As in any variance applications we have discussed possible-location <br />-;alternatives but the applicants have indicated that given the <br />location of their cooler and present retail area , this is the <br />only realistic place for the Ioadinggarage.~ <br />Screening of the proposed garage is not ponsib3e as the ZO foot <br />remaining setback area is needed for a driveway. An agreement <br />could possibly be reached to provide additional screening on <br />the applicants father's property if-.this were felt necessary, <br />
