ew <br />prighton <br />Report #78-237 <br />September 7, 1978 <br />REPORT TO THE CITY COUNCIL <br />Minor Subdivision <br />Faith Christian Reformed Church <br />x'UR y` <br />To consider approval of resolutions subdividing property <br />owned by Faith Christian Reformed Church. <br />BACKGROUND <br />APPLICANT: Faith Christian Reformed Church <br />LOCATION: 1600 Silver Lake Road (NW corner of <br />Silver Lake Road and 16th St. NW) <br />In December, 1977, the Council held a public hearing to <br />consider a variance application to subdivide the Church <br />property in order to create 2 single family lots as well <br />as the lot on which the Church itself is located. The <br />Council took action to direct the staff to prepare a <br />resolution approving the variance (VN-177) conditional on: <br />(1) A berm and landscape strip being created between the <br />church parking lot and the two lots to be created; (2) On <br />the applicants preparing an acceptable drainage plan prior <br />to find approval of the variance, and; (3) On the applicants <br />providing a 10 foot snow storage easement over the front <br />of the new single family lots. <br />The applicants have been working on the drainage plan with <br />the City Engineer and an acceptable plan has been prepared, <br />which includes the applicant installing a storm sewer line <br />connecting their property with an existing storm sewer line <br />in the 16A Street cul-de-sac. The snow storage easement <br />have been provided and a substantial amount of the land- <br />scaping has also been completed. <br />Also to be considered is the resolution for the actual <br />property subdivision. The two single family lots fronting <br />on 16A Street Cul-de-sac would each be approximately 14,000 <br />square feet in area, while the remaining church property <br />would be slightly less than 4 acres. Based on the conditions <br />for approval of the variance we see no problem with the <br />subdivision. <br />issued by City Manager
