Location map <br />ordinance' Rectu:irementss <br />Section 10-010 of the zoning code states that in an R-1 <br />district all newly created lots shall be a minimum of 45 feet <br />in width at the front lot line. <br />yDiscussionz <br />The Faith Christian Reformed Church would like to sub- <br />divide the parcel on which the Church is located. Three parcels <br />would be created, one on which the Church would be located and <br />two 90' x 157' lots that the Church feels is excess property <br />that they would like to sell for construction of single family <br />homes. The two excess lots are located north of the Church <br />parsonage(which is on a separate lot) and have frontage on <br />the 16A Street cul-de-sac. The two single family lots proposed <br />to be created would each have half of the 'total 60 feet of <br />frontage on 16A Street. The variance is thus necessary as the <br />east lot would have less than 45 feet of lot width at the front <br />lot line. Other than lot-width at the front lot line the two <br />lots created would meet all code requirements with both being <br />over 14,000 sq. ft. in area. The Church will be submitting a <br />request for a minor subdivision to the Council in the near <br />future <br />The application submitted states that the reason for the <br />request is that this property is-excess to the Church's need <br />and because the 16A Street cul-de-sac was not extended to <br />provide the additional frontage required. <br />In general, it would appear that theproposed 2-single <br />family lots would be compatible with the,surrounding neighborhood. <br />We are concerned, however,- for ;the drainage of. the .Church parking <br />lot which is presently toward the 16A cul-de-sac. While this <br />could be handled at the time of the subdivision' request, we would <br />suggest that any recommendation of approval be conditioned on <br />the submittal of an adequate drainage plan.
