STATE OF MINNESOTA COUNTY OF RAMSEY CITY OF NEW BRIGHTON F RESOLV, ; ZON MAKING FINDINGS OF FACT AND APPROVING VARIANCE APPLIC.'ION VN-177 T REAs, an application for a variance VN-177 has been made l:, Faith Christian Reformed Church, 1600 Silver Lake Road, to per-i t the subdivision of lots having less than forty-five (45) f,.riet in width at the front lot line, and t ;REAS, the procedural history of the application is as folio ?r That an application for variance VN-177 was filed with the City on October 12, 1977 and was heard and reviewed by the Planning Commission at its meetings of October 18 and November 15,`1977; j F, That the City Council, pursuant to published and mailed notices, held a public hearing on December 13, ,a 1977 to consider the application. All persons present at the hearing were given an opportunity to be heard; is The written comments and analysis of the City Planner, i; the Planning Commission minutes and recommendations, and all person's statements made at the public hearing were considered. NOW T: [.BEFORE BE IT RESOLVED by the Council of the City of New r: Brigl-loln, that the Council hereby makes the following findings of fG T7 in respect to VN-177: Unique circumstance is present because the cul- de-sac was not installed deep enough into the applicant's property; Hardship is present because development of the single lot would be uneconomical. Is IT FURTHER RESOLVED, that the application for VN-177 is anHereby approved subject to the following conditions: That the applicant create and maintain a 10 foot landscape strip including a 3-foot berm and plantings between the church parking lot and the two lots to be created; That the applicant prepare and present an acceptable drainage plan prior to final approval of the variance; .3„ That the applicant provide a 10-foot snow storage easement over the front of the two lots to be created. ii
