p 6 A4-, V-ik,5
VP -i77
Dry .3, «7-7
Request: VN-177, Council approval of variance for less than
required lot width at the front lot line.
• Applicant: Faith Christian Reformed Church
Location: 1600 Silver Lake Road (NW corner of 16th St. NW and
Silver Lake Road)
Zoning: R-1
Attachments: 1. Application
2. Applicant's sketch
3. Location map
Ordinance Requirements:
Section 10-010 of the zoning code states that in an R-1
district all newly created lots shall be a minimum of 45 feet
in width at the front lot line.
Discussion:
The Faith Christian Reformed Church would like to sub-
divide the parcel on which the Church is located. -Three parcels
would be created, one on which the Church would be located and
two 90' x 157' lots that the Church feels is excess property
that they would like to sell for construction of single family
homes. The two excess lots are located north of the Church
parsonage(which is on a separate lot) and have frontage on
the 16A Street cul-de-sac. The two single family lots proposed
to be created would each have half of the total 60 feet of
frontage on 16A Street. The variance is thus necessary as the
east lot would have less than 45 feet of lot width at the front
lot line. Other than lot width at the front lot line the two
lots created would meet all code requirements with both being
over 14,000 sq. ft, in area. The Church will be submitting a
request for a minor subdivision to the Council in the near
future.
The application submitted states that the reason for the
request is that this property is excess to the Church's need
and because the 16A Street cul-de-sac was not extended to
provide the additional frontage required.
In general, it would appear that the proposed 2 single
family lots would be compatible with the surrounding neighborhood.
We are concerned, however, for the drainage of the Church parking
lot which is presently toward the 16A cul-de-sac. While this
could be handled at the time of the subdivision request, we would
• suggest that any recommendation of approval be conditioned on
the submittal of an adequate drainage plan. We are also concerned
