ew <br />righton <br />PURPOSE: <br />78-23 <br />February 14, 1978 <br />REPORT TO THE CITY COUNCIL <br />Public Hearing - VN-179 <br />7:45 P.M. <br />Council approval of variance to exceed floor area ratio and to <br />permit construction of a home on substandard lot. <br />BAC~CGROUND <br />Applicant: Gordon Hedlund <br />Location: Lot 28, Block 1, Syndicate Addition to <br />Minneapolis Stockyards (Generally south <br />of 7th St. NW and east side of 9th Ave. <br />NW). <br />Zoning: R-i, single .family <br />Ordinance Requirements: The zoning code states <br />that in an R-1 district the floor area <br />ratio shall not exceed .3 or 30/. <br />The lot in question is 40' x 126' or 5,040 square feet in area. <br />While this lot is less than the standards now required (75' in <br />width and 10,000 square feet in area) Section 13-020(e) states <br />that "lots within a subdivision or plat recorded prior to <br />February 2, 1955 which are smaller in width or area than the <br />minimum requirements may be utilized for single family detached <br />dwelling purposes upon receiving special permission from the <br />City Council." Tn their consideration the Council must consider <br />the following questions (staff comments follow): <br />1. Was the lot a platted lot of record on or before Feb- <br />ruary 2, 1955? <br />Yes, the 'lot was platted prior to 1955. <br />2. Is the adjacent land on both sides of the lot already <br />improved with principal structures? <br />Yes, there are single family homes constructed on <br />either side of the lot. in question.. <br />issued by City Manager <br />
