~~ <br />,~ ~,~~ <br />'' <br />Request: VN-179, Council approval of variance to exceed <br />• floor area ratio <br />Applicant: Gordon Hedlund <br />Lo_c~.t.on: Lot 28, Block 1, Syndicate Addition to Minneapolis <br />bl.vL.hrarda (cenerally south of 7th St. NW and east <br />side of 9th .Ave . ~) <br />Zoning: R-l, single family <br />Ordir..ance Requirements: <br />The zoning code states that in an R-1 district the floor area <br />ratio shall not exceed .3 or 30%. <br />Nature of Rectuest: <br />The lot in question is 40' x 126' or 5,040 square feet in area. <br />UJhile this lot is less than the standards now required (75' in <br />width and 10,000 square feet in area) Section 13-020 (e) states <br />t:~at "lots within a subdivision or plat recorded prior to <br />February 2, 1955 which are smaller in width or area than the <br />minimum requirements may be utilized for single family <br />detached dwelling purposes upon receiving special permission <br />from the City Council." In their consideration the Council <br />must consider the following questions: <br />1. Was the lot a platted lot of .record on or before <br />February 2, 1955? <br />Yes, the lot was platted prior to 1955. <br />2. Is the adjacent land on both sides of the lot already <br />improved with principal structures? <br />Yes, there are single family homes constructed on <br />either side of the lot in question. <br />3. Can the lot be improved with a single family detached <br />dwelling in compliance with all other applicable <br />building and zoning code provisions? <br />The applicant has submitted a basic plan for the <br />intended house (see attached house plans). All <br />applicable Building and Zoning Code provisions <br />could apparently be met with 'the exception that <br />the floor area ratio would exceed the .3 maximum <br />permitted in this R-1 district. <br />
