Winkels <br />The revised plan is substantially the same as the plan shown <br />at the February 21, 1978 Planning Commission meeting except <br />that the road has'been shortened to give the lots at the r.crt~: <br />end of the Cul-de-sac more .depth. <br />The Planning Commission seemed to favor making the plat 7 lots.... <br />. rather than 8. I have not done as they recommended. for tl;e <br />following reasons; The average size of the lots is new <br />8,563 square feet. {Metro Council suggests 7,500 square feet.) <br />If there were 7 lots the average would be 9,786 square feet. <br />I don't feet that the small change in lot area warrants the <br />additional cost. (8 lots paying for the cost of improvements <br />.versus 7 lots.) <br />This plat does not meet the present city codes but I feel it <br />is appropriate since there has been so much talk about smaller <br />lots by the HRA, Metro Council, Comphrehens~ve Plan, The Plar.- <br />ning Commissio~nd the City Council.
