GORDON HEDLUND
1255 Pike lake Drive
New Brighton, Minn. SS112
Phone: 633-6260
February 14, 1978
Planning Commission and City Council
City of New Brighton, Minn. 55112
Attn; Mr. James Winkel,
The reasons for the variances requested; Lot area, lot
width, building set-back lines and front lot lines, is
to provide "Affordable" housing as suggested by New Brighton's
proposed Comprehensive Plan.
Metro Council is encouraging all cities to change their ord-
inances. Attached are copies of Pages 72 and 73 of their
report "Modest-Cost Housing in the Twin City Metropolitan
Area" as recommended to the 1977 Minnesota State Legislature.
The general atmosphere of the area to be platted does not
lend itself to large lots and expensive houses. To the west
is the Polynesian Apartment Complex, to the south is a cem-
etery and to the east and north are older, modest homes.
Being the plat is on a Cul-du-sac and therefore serves only
the eight homes, there is a possibility of conserving add-
itional land by making the street and right-of-way narrower.
That possibility has not been incorporated into this plat.
Sincerely,
' \ ~ ~..
Gordon Hedlund.
Encl.
