Erks <br />Location: 1000 Long Lake Road (NW quadrant of I-694 and <br />Long Lake Road) <br />Zoning: R-l, single-family residential <br />Ordinance Requirements: Section 14-080 of <br />states that institutions in an <br />permitted either a ground sign <br />not both. In addition, ground <br />exceed 20 square feet in area. <br />states that the crucial points <br />variance are: <br />the Zoning Code <br />R-1 district are <br />or wall sign but <br />signs shall not <br />Section 14-220 <br />of a s ign <br />1. Practical difficulties; <br />2. Unnecessary hardship, or; <br />3. If results inconsistent with the general <br />purpose of the sign ordinance would <br />otherwise occur. <br />The applicant is currently operating a Montessori School in the <br />United Church of Christ building at 1000 Long Lake Road. The <br />school is not affiliated with the church. The United Church of <br />Christ currently has a wall sign which, by the above noted <br />ordinance section, exhausts the signing available for the prop- <br />erty. The variance is thus necessary as the proposed ground <br />sign constitutes the second sign on the property. <br />The applicant has indicated that the reason for requesting the <br />variance is for identification purposes. The proposed ground <br />sign is 3' x 4' or 12 square feet. <br />issued by City Manager <br />
