Adding one <br />foot for the 100-year storm, a basement floor elevation of <br />930 would appear to be a reasonably safe elevation. This <br />would be a l-foot variance from the 931 elevation permitted <br />by City ordinance.. <br />It should be mentioned that two of the homes on 26th Avenue -' <br />west of the ponds would be flooded at the 928.9 base elevation <br />and it would appear to me that a lake outlet will eventually be <br />necessary. This should be required prior to development of the <br />land north of Stony Lake. <br />
