Review <br />~~ <br />'RESOLUTION MAKING FINDINGS OF FACT AND RECOMMENDING DENIAL OF <br />VN-186 <br />WHEREAS, an application for a variance VN-186 has been made <br />by Robert and Shirley Erwin to permit a subdivision of property <br />creating a lot less-than 75 feet in width and not having frontage <br />on a~public street, and <br />WHEREAS, the procedural history of the application is as <br />follows:. <br />1. That an application for a variance VN-186 was filed <br />with the City on June 14, 1978. <br />2. That the Board of Review heard and reviewed the <br />application at its meeting of June 20, 1978. <br />3. The written comments and analysis of the City Planner <br />and a 11 persons statements made at the Board of. Review <br />meeting were considered. <br />NOW THEREFORE BE IT RESOLVED by the Board of Review .that the <br />following Findings of Fact are made in respect to VN-186:. <br />1. That the property is currently zoned R-1, single family. <br />2. That the Zoning Code states that single family lots shall <br />be 75 feet in width. <br />3. That the platting regulations state that newly created <br />lots shall abut by .their full frontage on a publicly <br />dedicated street. <br />4. That the lot has some unique characteristics including <br />size, street access, a creek which flows through the <br />property and a sewer easement which crosses the property. <br />5. .That past practice has been to discourage. creation of <br />lots not having frontage on-a public street. <br />6. That the proposed subdivision raises concerns for the <br />future development of the remaining property. <br />
