RESOLUTION NO.
New Brighton Planning Commission
Board of Review
RESOLUTION MAKING FINDINGS OF FACT AND RECOMMENDING DENIAL OF
VN-186
WHEREAS, an application for a variance VN-186 has been made
by Robert and Shirley Erwin to permit a subdivision of property
creating a lot less than 75 feet in width and not having frontage
on a public street, and
WHEREAS, the procedural history of the application is as
follows:
1. That an application for a variance VN-186 was filed
with the City on June 14, 1978.
2. That the Board of Review heard and reviewed the
application at its meeting of June 20, 1978.
3. The written comments and analysis of the City Planner
and all persons statements made at the Board of Review
meeting were considered.
NOW THEREFORE BE IT RESOLVED by the Board of Review that the
following Findings of Fact are made in respect to VN-186:
1. That the property is currently zoned R-l, single family.
2. That the Zoning Code states that single family lots shall
be 75 feet in width.
3. That the platting regulations state that newly created
lots shall abut by their full frontage on a publicly
dedicated street.
4. That the lot has some unique characteristics including
size, street access, a creek which flows through the
property and a sewer easement which crosses the property.
5. That past practice has been to discourage creation of
lots not having frontage on-a public street.
6. That the proposed subdivision raises concerns for the
future development of the remaining property.
