0 <br />ew <br />righton <br />PURPOSE <br />Project #78-192 <br />July 20, 1978 <br />REPORT TO THE CITY COUNCIL <br />Application for Variance <br />VN-186 <br />July 11, 1978 <br />To consider application for a variance to permit subdivision of <br />property creating a lot with less than the required Iot width <br />and a lot not having frontage on a public street. <br />BACKGROUND <br />Applicant: Robert and Shirley Erwin <br />Location: 3077 Spring Creek Drive (NW corner of New <br />Brighton, south of Spring Creek Drive .and. <br />east of Fridley-New Brighton border - see <br />attached map) <br />Zoning: R-1, Single family <br />Ordinance Regulations: The zoning code states that in <br />an R-1 district, lots shall have a minimum <br />width of 75 feet and the platting regulations <br />state that all newly created lots shall abut <br />_ by their full frontage on a_publicly dedicated. <br />street. <br />The applicant's father currently owns an approximately 3.73 acre <br />parcel shown on the attached location map.- The applicants would <br />like to subdivide the property to create a lot as shown on the <br />applicants' sketch. The proposed lot would be 73.5 feet in width <br />and would not front on a public street being approximately 300. <br />feet .south of Spring Creek Drive. The variance thus is needed. <br />for less than the 75 feet in width and because the lot does not <br />front on a street. <br />The proposed lot would, however, be approximately 30,000 square <br />feet in area which .greatly exceeds the 10,000 square foot minimum. <br />issued. by .City Manager <br />
