There-are development plans for the <br />property west and south of the shopping center... While develop- <br />ment of the adjacent property is probable. at some time, there- <br />is no guarantee this will happen within the 2-year period <br />requested. Further, the development of the adjacent property <br />does not necessarily mean that the shopping center curbing is <br />unnecessary or wasteful. <br />The application further raises the question whether- the variance <br />warrants are present in that there is nothing particularly unique <br />about the shopping center development and property. .The variance <br />standards state that the characteristics of the case must apply <br />to the propertyand not to adjacent property. <br />STAFF RECOMMENDATION <br />Staff recommends that VN-188 be denied by waiving the reading and <br />adopting the attached. resolution. <br />t " <br />James F.
