<br />July 14, 1978 <br />Application for Variance <br />VN-189 <br />Rollin Hansen <br />PURPOSE <br />To consider application for a variance-for less than the required - <br />30 foot front yard setback. <br />BACKGROUND <br />Applicant: Rollin Hansen <br />Location: Lot 40, Block 2, Lake Forest. (immediately <br />south of I-694 sound barrier, eastside of <br />Forest Dale Road). <br />Zonin R-1 Single family residential. <br />Ordinance Regulations: The Zoning Code states that in <br />an R-1 District there shall be a minimum <br />front yard setback of 30 feet, measured <br />from the property line. <br />The applicant has purchased the lot in question for construction <br />of a single family. The lot is located at the northern end of <br />Forest -Dale Road immediately south of the I-694 sound barrier. <br />The applicant is requesting a variance to construct the home <br />with a 30 foot setback from the cul-de-sac curb which means that <br />the front yard setback from the property line would be approximately <br />13 feet. The applicant has submitted 2 sketches showing the house <br />located with the required setback and the proposed setback (see <br />attached drawings). <br />As the attached copy of the original plat and copies of surveys <br />submitted by the applicant show the shape"and size of this lot <br />have. undergone substantial changes. First, Forest Dale Road was <br />platted to dead-end at its northern point. Sometime after the <br />platting, the western 60 feet of Lot 40 was taken for a road- <br />easement. Within this easement an offset cul-de-sac-was <br />constructed. Secondly, a few years ago the State Highway <br />Department acquired a portion of the lot for construction of <br />
