July 14, 1978 <br />Application for Variance <br />VN-190 <br />Gene Ho len <br />PURPOSE <br />To consider application for a variance t o permit the subdivision of <br />property creating 2 lots less in width and area than required. <br />BACKGROUND <br />Applicant: Gene Holen <br />Location: 233 3rd Avenue S.E. (south of 2nd Street S.E. <br />and east of 3rd Avenue - see attached location <br />map) . <br />Zoning: R-l, Single Family <br />Ordinance Regulations: The Zoning Code states that all <br />R-1 zoned lots sha 11 be a minimum of 75 ft. <br />in width and 10,000 sq. ft, in area. <br />The applicant owns a parcel that is 125 ft. in width and 122 ft. <br />in depth. There is a home constructed on the property having a <br />6 f t, setback from the southern property line. The applicant has <br />made application for the variance as he would like to subdivide <br />the property into two parcels to enable the construction of a <br />second home (see applicant's letter attached). The variance is <br />required as the lots would be 60 ft, and 65 ft. in width and <br />both lots would be less than 8,000 sq, ft. in area. <br />Relative to the application, the main issues would appear to <br />center on 1) past practice and ordinance requirements, 2) warra nts <br />or standards for the variance, and 3) the existing development <br />and comparable lot sizes. <br />
