ew . <br />righton <br />REPORT TO THE CITY COUNCIL <br />Application for Variance <br />VN-190 <br />Gene Holen <br />Report # 78- 206 <br />August 3, 1978 <br /> <br />PURPOS E <br />To consider application for a variance to permit the <br />subdivision of property creating 2 lots less in width and <br />area than required. <br />BACKGROUND <br />Applicant: -Gene Holen <br />Location: 233 3rd Avenue S.E. (south of 2nd Street S.E. <br />and east of 3rd Avenue - see attached <br />location map). <br />Zoning: R-l, Single Family <br />Ordinance Regulations: The Zoning Code states that all <br />R-1 zoned lots shall be minimum of 75 ft. <br />in width and 10,000 sq. f t. in area. <br />The applicant owns a parcel that is 125 ft, in width and <br />122 ft, in depth. There is a home constructed on the, property. <br />having a 6 ft. setback from the southern property line. The <br />applicant has made application for the variance as he would <br />like to subdivide the property into two parcels to enable <br />the construction of a second home (see applicant's letter <br />attached). The variance is required as the lots would be <br />60 ft. and 65 ft. in width and both lots would be less <br />than 8,000 sq. ft. in area. <br />Relative to the application, the main issues would appear. to <br />center on 1) past practice and ordinance requirements, <br />2) warrants or standards for the variance, and 3) the <br />existing development and comparable lot sizes.. <br />issued by City Manager <br />
