(south of 2nd Street S.E.
and east of 3rd Avenue - see attached
location map).
Zoning: R-l, Single Family
Ordinance Regulations: The Zoning Code states that all
R-1 zoned lots shall be minimum of 75 ft.
in width and 10,000 sq. f t. in area.
The applicant owns a parcel that is 125 ft, in width and
122 ft, in depth. There is a home constructed on the, property.
having a 6 ft. setback from the southern property line. The
applicant has made application for the variance as he would
like to subdivide the property into two parcels to enable
the construction of a second home (see applicant's letter
attached). The variance is required as the lots would be
60 ft. and 65 ft. in width and both lots would be less
than 8,000 sq. ft. in area.
Relative to the application, the main issues would appear. to
center on 1) past practice and ordinance requirements,
2) warrants or standards for the variance, and 3) the
existing development and comparable lot sizes..
issued by City Manager
