W. <br />New Brighton, Minn. 55112 <br />Mr. James.Senden, Mayor <br />Members of the City:Council <br />City of New Brighton <br />803 Sth Ave. N.W. <br />New Brighton,, Minna 55112 <br />Dear Mayor Senden and Council Members: <br />This letter concerns an item to be heard at the September 14 New Brighton City <br />Council meeting. The item of concern is a request for a variance to permit the <br />subdivision of property creating two (2) lots-.each having less than the minimum <br />-.permitted width. The property is located at 1315 12th Ave. N.W. and the property <br />description is as follows: <br />Audi-tors Subdivision No. 79, Lots 28 and 29 subject to street <br />and except-south 80 feet. <br />It is our understanding that the request proposes the property be divided by an <br />east/west line creating north_and south lots 72 feet and 66 feet in width <br />respectively. My wife and I own and occupy the property to the immediate south <br />of the property in question. Our purpose in writing this letter is to ask that <br />the request for the variance be denied. Our reasons for requesting that the <br />variance be denied are as follows. <br />1) Building another home on a lot 66 ft. wide between the present residence <br />at 1315 12th Ave. N.W. and our home at 1291 12th Ave. N.W. would result <br />in three homes being crowded much too closely together. The construction <br />of a third house would greatly detract from the character of the neighbor- <br />hood as it now exists on 12th Ave. N.W.. The neighborhood is one of <br />spacious wooded lots and it is characterized by a distinct lack of <br />crowding. <br />2) Because of the particular location of the property which is sought to be <br />divided (i.e. it is at the corner of two dead end streets) building- <br />another home on a lot which is of less than legal width would result in <br />the three houses occupying the same corner (12th Ave. and 13th St.). The <br />result would be a severe crowding together of driveways and parking. This <br />too would detract from the existing character of the neighborhood. <br />3) We purchased our home only last October and iae were attracted to the <br />area because of the size of the surrounding lots. We would not have <br />purchased the property if we_had known such a subdivision was likely, or <br />even possible. <br />4) Obviously, there is also the consideration that crowding another house <br />on a lot of less than legal width will lower the value of our own pro- <br />perty substantially and we will suffer considerable financial loss. <br />5) We note that no building plans have been submitted along with. the <br />variance request. It is entirely possible that certain types of <br />
