. ew <br />righton <br />Report #78-235 <br />September 7, 1978 <br />REPORT TO THE CITY .COUNCIL <br />Application For Variance <br />VN-191, Carlson <br />September 14, 1978 <br />7:45 p.m. <br />PURPOSE <br />To consider an application for a variance to permit a <br />subdivision of property creating two (2) lots less than tie <br />required 75 feet in width. <br />BACKGRQUND <br />APPLIG~INT: Clinton Carlson <br />LOCATION: 1315 - 12th Avenue NW (West side of Long <br />Lake, near intersection of 13th Street and <br />12th Avenue) <br />ZONING: R-1, Single Family <br />The applicant is purchasing the property shown on the attached <br />location. map and by the application is seeking to subdivide to <br />create two (2) lots. The applicants attached statement of <br />reason for .the variance explains the request-quite well. The <br />difference in width of the two parcels proposed is a result of <br />the-existing home location and the need to maintain the <br />required five (5) foot side yard setback. .The house is located <br />on the proposed northern lot-and would be 72 feet. in width. <br />The location map indicates that there are indeed lots in the <br />neighborhood less in width than proposed. Lots on the west <br />side of 12th Avenue are however generally greater in width than <br />the minimum required. The applicants point is that this- <br />subdivision.would not be out of character with the neighborhood. <br />The lot width variance requested is slight when the overall <br />parcel size is considered. The property as it .exists i.s under <br />utilized. The 66 foot width of the proposed southern property <br />is adequate for construction of the typical home being built <br />within the city. <br />The property size and location create a circumstance where <br />subdivision is warranted both from a financial standpoint and <br />in terms of utilizing land in-its most-efficient manner within <br />issued by City Manager <br />
